Position: Maintenance Technician

Classification: Full-time, 40 hours per week, Mandatory On-Call Rotation

Reports to: Maintenance Crew Leader

Responsibilities

Working as a team to:

· Follow a make ready schedule and complete tasks associated with work orders in a timely and efficient manner.

· Communicate your progress on the make ready plan along with work orders to your team/crew leader problem solving any unanticipated barriers.

· Complete the individual tasks assigned to you in a timely and accurate way resulting in few if any repairs following the final walk through.

· Respond to emergency call outs or meet vendors as assigned by your crew leader.

· Conduct general cleaning in the site office and in the field.

· Maintain grounds as needed and in support of lawn/grounds crew.

· Participate in behavior that builds team morale through effective communication, training, support and skill share.

· Accurately recording daily work schedule by company and location in the Timesheet mobile application.

· Care for and return tools, supplies and materials after use so they are available and maintained through the inventory system.

· Ensure that all property of TRIP is protected, cared for and invested in. This includes documenting issues as you see them and ensuring the maintenance leads, Asset Management Coordinator and the Property Managers are aware of the issue.

· Treat all tenants, coworkers and community members with respect and dignity including the use of healthy and safe boundaries.

 

Basic Qualifications:

Education: High School Diploma or GED Equivalent (Minimum)

Clean and Valid unrestricted NYS Driver’s License and dependable transportation (use of a vehicle is required and employees are compensated with a monthly mileage check)

Skills:

-Have experience/knowledge in carpentry, plumbing, and electrical (heating a plus)

-Must be able to both work independently and problem solve as part of a team

-Ability to use tools associated with general repairs (including power tools) properly and safely

-Knowledge of or willingness to learn basic computer/technology skills

-Ability to communicate effectively both orally and in written form with diverse group of people

-Work in conjunction with TRIP staff while goal setting and problem solving

-Always represent self and TRIP as professional and ethical

 

Working Relationships (internal and external)

-This position will work in conjunction with TRIP’s various departments.

- Employee must maintain professional relationships with internal employees of all levels

- Maintenance Staff at all levels are expected to maintain professional relationships with residents, neighbors, and staff.
