We have an immediate need for full – time Regional Manager to join our team atour Corporate office located in Troy, NY. This role involves travel across our Northeastern portfolio.
Marketing + Leasing
- Prepares with the Marketing Department Annual and 90-day Marketing + Leasing Plans
- Implements daily, weekly, monthly and quarterly leasing strategies at each Site
- Provides continual sales and leasing training to all leasing and sales staff
- Shops all competition regularly
- Monitors occupancy and rent levels and adjusts rents to maintain a competitive edge in the marketplace
- Monitors marketing activity through the Company’s 90-day marketing programming and plans
Financial Management + Controls
- Responsible for the preparation and completion of all budgets
- Monitors budget performance and ensures compliance of internal controls and established Standard Operating Procedures
- Provides Owners with a detailed variance reporting on a quarterly basis
- Implements and evaluates ancillary revenue opportunities
- Provides final approval on all invoices prior to payment
Site Activity + Resident Management
- Provides leadership to staff and residents by following all company procedures and demonstrates a professional image and demeanor consistent with company standards
- Works with Director of Operations to maximize NOI and ensures owners goals and objectives are aligned with property operations
- Creates and drives new revenue streams to achieve and exceed goals and objectives
- Ensures all resident retention programming, the SUN® program, is executed in a consistent and high-quality manner to ensure the highest levels of resident satisfaction is achieved
- Makes regular, detailed inspections of site’s lease files and physical plan and reports observed deficiencies; ensures corrective action is taken consistently; done quarterly at each property
- Oversees and implements rent collection programs
- Manages resident complaint log
- Oversees and assists with move-ins and move-outs as site activity requires
Maintaining Physical Asset
- Regularly evaluates maintenance operations at each site and determines cost efficiency of staffing and preventative maintenance programming
- Makes regular, detailed inspections of physical plant and reports any observed deficiencies and ensures corrective action is taken
- Audits service requests performed by the site staff
- Evaluates and approves decisions for physical repair, replacement and/or improvements consistent with capital improvement plan
- Implements, reviews, and when necessary makes periodic changes to maintenance schedules
- Knowledgeable of current status and conditions of all vacant apartments
Staff Training + Development
- Trains staff members on the Company’s standard operating procedures and policies and procedures
- Ensures staff training is consistently administered
- Ensures staff members are knowledgeable and trained on the company’s standard operating procedures and policies
- Coordinates and ensures site staff is trained properly in Entrata
- Upholds standards relating to employee training and United’s Pure Safety training and industry specific training
- Provides leadership to staff and residents by following all company procedures and demonstrates a professional image and demeanor consistent with company standards
Human Resources + Personnel Administration
- Responsible for ensuring property staffing; assists with recruiting and hiring when needed
- Manages employee relations issues in conjunction with Property Manager and Human Resources when warranted
- Oversees performance management process for sites and makes recommendations for promotion and/or salary increases in conjunction with Property Manager
Pure Safety Program
- Actively participate in, follow, and enforce the safety and health programs
- Regularly attend and participate in Safety Committee Meetings
- Resolve questions, approve and/or recommend necessary expenditures to correct unsafe conditions
- Make regular shop, warehouse, office and ground-job site tours, and safety inspections to determine if safe work practices are being observed; ensure that unsafe conditions do not exist
- Personally perform safety inspections, and review safety inspection reports and unsafe conditions reported by others. Make or obtain corrections as required to maintain a safe workplace and ensure compliance
- Ensure safety meetings are regularly conducted with employees to promote safety awareness and compliance with the Safety and Health Policies
- Investigate accidents and assist with completion of accident report forms when required
- Ensure that specific programs (i.e. hazard communication, protection from bloodborne pathogens, hearing conservation, forklift safety/operator certification) are implemented and complied with consistently
- Review safety-related disciplinary actions with the employees, if needed
New Sites/Acquisitions
- Manages the transition of process of newly acquired properties from point of sale through operational transition
- Manages the lease up of new property
- Regularly completes competition studies
- Works with the marketing department in community awareness programs
- Ensures property management systems (Entrata) are proactively set up and ready for occupancy
- Ensures compliance with all State, Federal and Fair Housing regulations
- Identifies staffing needs and works to recruit talent for needed positions
- Establishes vendor relationships and accounts
- Assists with the preparation of the management plan, management agreement, and marketing plan
- Acts as a liaison for the Company with community officials
- Leads weekly progress meetings
Job Overview + Requirements
- Job Type: Regional Manager – Exempt $115,000 - $125,000 annually plus Bonus Incentive Program.
- Work Hours: Full – Time, Monday – Friday 8:00am – 5:00pm. Availability on the evenings/weekends for property events/activities, emergency scenarios, and related needs.
- Physical Requirements: Requires the ability to travel within the region and perform routine physical activities associated with office work and on-site visits, including standing, walking, and occasional lifting.
- Travel: This role requires approximately 70% travel to property locations within the portfolio, the Corporate Office, and other sites as directed.
- Required Education: Bachelor’s Degree and/or applicable work experience in property management.
- Required Experience: 5 - 7years of proven experience in property management, including leadership roles with responsibility for staff supervision, operational performance, and portfolio oversight.
- Certifications: Professional designations, i.e. Certified Professional Manager (CPM), Accredited Residential Manager (ARM), or equivalent industry designation preferred.
- Qualities: Demonstrates integrity on a personal and professional level; Exceptional communication and leadership skills; Ability to solve problems involving residents, maintenance, and challenging situations.
