Position: Application Specialist

Classification: Full-time permanent

Reports to: Senior Property Manager

Hours: 8:30 AM to 4:30 PM, Monday - Friday

To that end, we are seeking an Application Specialist to ensure the timely processing of rental applications in accordance with TRIP and HUD requirements.

Position Overview

The Application Specialist is responsible for but not limited to all aspects of the application process from start to finish. Application processing, waitlist management, application and tenant file maintenance, coordination, and documentation of rental management activities in a support capacity.

 

Responsibilities

· Understand and be able to articulate the specifics of our various programs, application approval criteria, and ensure that applicants understand that decisions are based upon regulations and written criteria with opportunities for review if denied

· Thorough review of all incoming applications to verify completion, signed where required and submitted with all mandatory documentation. If complete, stamp with date and time received, and your initials, then enter in RealPage. File paperwork in appropriate drawer. Return applications that are incomplete or missing documents.

· Process applications based on received date to include credit, criminal background check, prior landlord references, confirmation of income and various other aspects of potential tenant screening.

· Present completed, accurate and organized applications for committee review and approval determination.

· Maintain accurate and confidential record documenting Fair Housing hearings.

· Wait list management. Generate and distribute monthly wait list report.

· Attend team and organizational meetings as requested.

· Create work orders.

· Provide departmental support with document creation, scanning, filing, mailings, file /move in packet creation.

· Address applicant/tenant questions related to the approval/denial/withdrawal process.

 

Applicant Qualifications:

· Associates Degree, High School Diploma or GED Equivalent (Minimum).

· Valid unrestricted NYS Driver License and dependable transportation.

· Ability to work well with people from all walks of life.

· Excellent oral and written communication skills, problem solving and attention to detail.

· Ability to manage sensitive information while maintaining the highest level of confidentiality.

· Always represent self and TRIP professionally and ethically.

 

Working Relationships (internal and external):

· This position will work in conjunction with TRIP’s various departments.

· Employee must maintain professional relationships with internal employees of all levels

· Employee must maintain professional relationships with residents, neighbors, and staff.
